As part of transactional services, Technical Due Diligence (TDD) is typically conducted when a client intends to acquire existing assets or planned projects. TDD primarily covers a review of the building's technical condition, including a budget estimate for the identified defects and suggestions for their removal. As part of standard TDD, we offer a visual asset review and assessment of its current condition from various perspectives, including architectural, constructional, structural, MEP, fire safety, and external façade checks. All of the findings are being reported, including photo documentation. All identified defects are being assessed by their urgency rating and added with a qualified Capex cost estimate for their removal. During the TDD process, the completeness of the available as-built documentation and the review of operational documentation are ensured. TDD may also usually cover the review of existing construction contracts, including the summary of available warranties and guarantees.
TDD can also cover a building review from a legal perspective (building conformity with valid construction standards). This is provided by creating a summary and detailed analysis of the most essential issued permits, including identification of possible neglect or related risks. Our services may also include environmental risk assessment and Environmental Due Diligence. This is provided by commenting on the project regarding potential site contamination risks and environmental impacts assessed based on the available documentation. TDD may also include an analysis of the Energy Performance Certificate and the issuance of this certificate in accordance with § 6 of Act No. 406/2000 Coll., as amended, and Public Notice No. 148/2007 Coll.
