Program Management
Services of Project Management result from the proved and effective management methods for large investment projects. Project Manager together with Cost Manager and the Technical Supervisors (for both civil and MEP works) guarantees the project delivery/ performance in given time frame, quality, budget and in accordance with the Client’s specifications and requirements. Grinity Project Management Methodology (PMM) is a standardized and proven method we developed to successfully manage projects. With the support of state-of-the-art project management tools, PMM provides a simple and transparent overview of the current project parameters and is thus the basis for timely strategic decisions. All our outputs can be provided both in Czech or English language.
Our Project Management services include:
Establishing of the overall Project Management system in cooperation with the project investor. Development of a Project Master Schedule (PMS), Risk Register, Project Execution Plan and other key project documentation. Oversight and coordination of the project preparation, execution, and handover phases through regular progress meetings, monitoring and evaluating adherence to the project time schedule including key milestones, and managing related Project Management processes (such as review and approval of design documentation, material samples and mock-ups, compliance checks with the terms of the contract, and monthly client reporting).
Program management services include the oversight and coordination of multiple projects or an entire project portfolio. The Program Manager monitors the development and progress of individual projects, addresses any arising issues, and ensures successful delivery within the defined timelines, budgets, and objectives.
Review of change order valuations, including negotiation with the contractor and the investor; verification and approval of interim and final payments to the contractor within the contractual invoicing process; tracking and controlling the overall construction costs.
Provision of services focused on establishing organizational and control processes to ensure the quality, efficiency, and timely delivery of all stages of design documentation. The Design Manager collaborates with the architect, general designer and project investor on desing schedule planning, documentation delivery strategy, organizes design reviews, and manages the design approval process.
Technical review of all design stages of the construction documentation, including review and negotiation of comments with the client and the general designer . Verification of the incorporation of comments into the final approved version of the construction documentation.
Provision of “shadow design” services consisting of ongoing consultations on proposed solutions and regular review of design deliverables to ensure compliance with the clients’s brief. The shadow designer oversees the implementation of complex technical and functional requirements in the context of local conditions and, where appropriate, proposes alternative technical solutions.
Definition of the functional and integrated testing plan for the relevant works and the entire commissioning process. Active participation during testing & commissioning process, including professional evaluation of the results and coordination of findings with the client and the construction contractor.
Performance of technical supervision or technical monitoring of the construction works and/or acting as a technical advisor during the preparation, execution, and completion phases of the project. Verification of compliance with approved documentation, construction methods, and the inspection and testing plan. Identification, classification, and documentation of defects and outstanding works, including follow-up on their proper rectification. Active participation in final project handovers and acceptance procedures.
Provision of technical consultancy by an internal MEP team (Mechanical, Electrical, and Plumbing) consisting of specialists throughout all project phases — from preparation (design brief, design reviews, cost estimation and optimization, tendering) to execution and project close-out (construction supervision or technical monitoring, and Testing & Commissioning).
Technical analysis of the built asset design in terms of overall concept (space utilization, solution efficiency, and construction safety), specifications (materials and standards used), as well as proposed construction methods and technologies. Preparation of technical proposals aimed at cost savings, schedule optimization, and enhanced return on planned financial investments.
Performance of the Health and Safety Coordinator (H&S Coordinator) role in accordance with Act No. 309/2006 Coll. and Government Regulation No. 591/2006 Coll., as amended. H&S coordination services include notifying the construction project to the H&S authorities, preparation, consultation, and updates of the Health and Safety Plan, conducting H&S site inspections and coordination meetings, and addressing identified H&S deficiencies on site in cooperation with the contractor and the project investor.
Technical support and collaboration with the client’s legal team in relation to the preparation, negotiation, finalization, and completion of various contract types (CfW, LoI, FLA, SPA, etc.).
Provision of a comprehensive 360° digital record of the project’s current condition using drone and camera technology integrated with PlanRadar. SiteView enables continuous capture of construction progress and direct linking of visual data to project plans and documentation, providing investors and developers with accurate insight into the status of works without the need for frequent site visits. The service enhances transparency, supports claim-related documentation, improves project oversight, and contributes to overall time and cost efficiency throughout the construction process.
